Gated type complexes residential property market – growing interest and higher demand Privacy, clean environment, greenery, convenience and good location – these are the key factors that drive the growth as far as residential property in gated type complexes is concerned over the recent years.

Usually, such properties are sought after by families with children who have high income and who would like a property for private use and for investment.

This year is expected to be dynamic in terms of property market and the investors are already trying to match all the criteria of this demand.
The top three factors when one chooses a property in a gated type complex are: region, functional room distribution and reasonable price-quality proportion.

Other criteria are availability of parking space, green areas, playgrounds for children and sites for recreation, quick access to main roads; spaciousness and social environment, as well.

Seaside complexes and properties available in the Bulgarian capital city of Sofia are the most desirable ones. When building complexes, location, quality of infrastructure, communicative location and regular public transport are what truly matter.

Residential property demand of middle-class and high-class complexes during the first half of 2015 remains almost the same as in 2014. The number of deals is by 30 % higher during the second half of 2015 as three-bedroom apartments and houses are the most preferred type of property.

Property prices are also not very different than before. Two-bedroom apartments average on EUR 150 000 and the price range of three-bedroom apartments is from EUR 180 000 to EUR 200 000. Houses with available garages or parking lots cost more than EUR 250 000 depending on the type, the size, the facilities and the location of the complex.
