You would like to have a Bulgarian house in a peaceful and nice countryside in the north-western part of the country? This massive renovated partially furnished rural property is now available for sale. It is situated in a small but illustrious village in Vratsa region and there are plenty of green areas in the vicinity. This lovely countryside offers very good opportunities for fishing, hunting, long walks and mountain climbing. One of the major interesting tourist objects is the Ledenika cave.

The nearest airport is situated in the Bulgarian capital city of Sofia at an approximate distance of 110 km far from the village. The nearest towns are Vratsa (40 km) Mezdra (20 km approximately) and Roman (6 km). The Iskar river is about 4 km far from the village. This region is suitable not only for your holidays but also for permanent residence.

The illustrious village is really picturesque and many people from the capital city have already bought their homes here. In the village you can see a number of traditional houses. The two-storey house is available for sale in good condition and has total built-up area of 100 sq.m and has trimmer joists. It consists of two floors one of which is the stone built ground floor. It features a kitchen with a small basement, a closet and a big premise you can use by converting it into a tavern, for instance.

The first floor includes a corridor, three rooms, a terrace and a huge attic space. Important advantages contributing to the functionality of this house are a summer kitchen covering an area of 24 sq.m which also features a bathroom and a toilet, a garage, another additional outbuilding (100 sq.m) and a hayloft.

The nicely landscaped yard stretches over 670 sq.m and has vineyards. There is also an external toilet there. The big additional outbuilding combined with the garage (its door is painted in grey and white) can be used as a storage room. Its lower premises are suitable for storing your tools or whatever you decide. Some of the premises feature some wood and were previously used for breeding animals.

The renovation consists in new wiring, painted windows, latex painted walls (lime) wooden flooring, thoroughly equipped bathroom, water and electricity supply. This property is suitable for you if you love gardening. The soil is fertile and you have the possibility to plant some more fruit trees. Sour cherry and apple trees are available in the nice and spacious garden!

We can certainly recommend this company. They are profesional and extremely helpful. You hear many frightening stories of foreigners getting ripped off in Bulgaria by rogue agents and con men. The owners of this company could teach the English estate agents a lesson or two in customer care. Nothing is too much trouble to them. The whole buying experience went extremely smooothly. They took care of setting up bank accounts for us, both personal and the required buisness account. Registering the property and sorting utility bills. During our search for the right property in Bulgaria, we dealt with many different estate agents and without doubt these were the most helpful and friendly. Unlike UK estate agents where you get met at the house of your choice and ten minutes of their time, with Bulgarian House, you are driven around a range of houses within your given budget. We have now owned our house for just over a year and in that time we have turned to Bulgarian House for help and advice and they always act on our requests. We would certainly recommend paying them to project manage any work as they can be trusted and it is worth paying what we have found to be amazing value for money. In summary we trust them 100%. I would say try Bulgarian House first and you won\\\'t want or need to try another agent. Steve & Ann. Lancaster, England
